Our Process
For OAC, the process of custom building your home should be both memorable and fun. A new home can take 8 to 10 months to build, and knowing each step will ensure everything runs smoothly—from start to finish. If you have a particular deadline in mind, OAC will try to accommodate it!
While you’ll meet with both Omar and Charles (OAC Co-Owners), Charles will be your main point of contact throughout your build. You’ll meet with Charles and the architect to discuss location, floor plans and wants/needs* before any contracts are signed.
Timeframe: 1-2 months depending on desired land availability.
*If you have not yet purchased a plot of land, the OAC Custom Homes team has agents available in both Colorado and Wyoming to assist in locating the perfect spot for your future home. Budget discussions and land walk-throughs would also happen within this step.
After meeting with the OAC architect, he/she will draw up plans for review. These will take into consideration any custom wants/needs you discussed in your prior meetings. You’ll then meet with Charles to discuss any changes.
Timeframe: 1 month
Permits will be drawn up and submitted to the City/County to ensure your build is approved and legal. Construction begins with a dig and foundation at your specific location.
Timeframe: 1–3 months
Often considered the fun part for new homebuilders, this is when you’ll pick out Diamond Vogel (CO) or Sherwin Williams (WY) interior and exterior paint colors; choose the design of your walk-in pantry and closets; choose flooring options (LVP, tile, carpet); and pick your cabinet stain, handles, and countertops. This will be your opportunity to put your distinct tastes and design preferences into the build!
Timeframe: Few weeks if needed
This is when your home really starts taking shape! You’ll come on site to review the framing, mechanical/plumbing/electrical pieces, and to see your future home without walls! Omar and Charles will discuss with you how the build is going, and allow you to answer any questions you might have seeing the “bones” comes to life!
Timeframe: 2–3 months
Your walk-through will be with both Omar and Charles, and the building superintendent.** This is to ensure the build was done to your satisfaction, with all appropriate permitting/codes/regulations. You’ll get the keys to your new build!
OAC Custom Homes will conduct a 6-month and 1-year check-in with all homeowners. We’re always available to help you with any questions or concerns!
